Has anyone rented a room, or basement before/

THe place ive stayed for years and rented the basement apartment, has been sold.

So im looking to rent a room in a house, or basement, to save about 3-400 a month vs renting an apartment (and being locked into a lease).

I dont trust people, and dont want to be scammed on a security deposit.

Has anyone ever lived this way? Do you pay the security deposit on bank transfer? I just feel like I dont want to hand someone over chunk of cash, etc. maybe just being paranoid

In what state do you live. Im a real estate attorney in Ca. A receipt for SD paid should always be given and it should be indicated on the written lease if there is one.

Why don't you purchase a property and rent rooms out to other people?

In Ca this is specified by CA law
 
i did and cashed in $800 per month. eventually had to boot them for being pigs

if you are renting off renters then i would let the landlord know and set up an agreement with him.

if you are renting off homeowners then i would have a written agreement as well. the conflict is usually not with staying per say ... but leaving. thats when you'll have conflict.
 
I did it for about 1yr when i was younger, saved good money
 
I did it before too. If you rent a room, make sure whoever is in the lease to give you a receipt every time you pay rent to him/her. Also is better if you pay him/her with a check to keep that bank record just in case.
 
I did it for 6 months in Atlanta, GA and 3.5 years in Detroit. Sign a lease pay by check. Visit the place and get a feel. The Georgia room I knew 30 seconds after meeting the guy. The Detroit location I visited 5 places and revisited with my 2 finalists. Both turned out to be great places, but you really have to know what you want and how much interaction you can tolerate. Scary part is the Detroit place I found on Craigslist. Lol.
