This is a rather general question. How much you pay per square foot should really be determined by the demographic of the area that you're in. The quality of location. etc. Are you looking to start up or are you in business already?

avg. income 50000-90000 and there are about 75000 people within 5 mile radius. for the 32000 sq ft space they are asking 17,600 per month...we need about 20000sq ft. for what is going in

That seems like a very reasonable rate per sq. ft. My home in AZ is above 200 pr sq ft. I wish I could find a commercial property in AZ for 181pr sq ft. but why pick up space that you don't need. Just remember to keep your overhead as low as you can as llong as you can. Busnisess' that grow too fast, fall too fast.

i figured that 310 members at 35 would pay off the monthly rent. local gym cardinal fitness has 3000 active members and can easily be outdone. we are gonna offer a women's only area and athetic performance center (parisischool.com) these 2 things should allow us to stand out from the other gyms. we will also offer group ex (cardinal doesnt offer) childcare, and shake bar, supplements and merchandise.

Suggestion

I contacted a friend who is a commercial specialist with The Corcoran Group in NYC/Fla and he suggests contacting BND Commercial RE in your area. They should be able to tell you what your competition is paying for space and the terms of the leases as well. LOL
