I am also seriously considering leaving Southern CA and moving to Phoenix some time in Jan-March. I have checked out the real estate and homes seem much more affordable then here and I don't mind paying less taxes. I haven't done a lot of research yet but its my primary candidate right now within the US.

Yea you could pick up a great deal on a foreclosure alright. Just remember its hot as fuck for 5 months, the traffic sucks ass, and it virtually never rains. But hey ITS A DRY HEAT RIGHT???

I don't know if you have ever lived back east but I have lived in Florida and Maryland and I will take 115 and dry over 90 and humid anyday. I went to Myrtle Beach in June this year and holy shit I sweated my ass off. When I got off the airplane back home in Arizona where it was 112 it actually felt cool.
