anyone own one? i know they are everywhere but i like the thoughts of owning one. i know a lot of guys that use the wash and fold service. obviously would have to be in good location and if the money is right own it not lease
 
Got a few buddy’s that own some. Couple of ways to diversify it if you have the cash flow.
But for short simple low investment high return take a look at your demographics lower income areas typically rely on that type of service I know We did growing up and also building leases typically are less expensive. But they’re cash cows so I think they’re always a good move, also college/dorm areas but leasing is probably going to run higher.

I have thought about these too in the past. I used to use them through college and grad school. If you need a business partnet, holla at me.
 
I agree about the college town aspect. That is what I would cater toward. Find a fairly large college town such as Austin. One big 10 college town had a really cool laundromat. It was a combo laundromat, bar, video game hall, and also had a stage for bands to play! Kids would go there and get their laundry done, play games, and get a buzz on all while listening to live music. It was really something. I think if you set yourself apart and offer a lot of services like that then you will do well.

Bars could be a good investment too in college towns, just a plain old bar. One in that same city had their specialty, customers could buy their beer in a big ole plastic bucket. Several gallons big I think. It was full of multiple pitchers. Not sure if some states might have a law against that now.
 
If you are going to start a laundromat find a location where theres lots of section 8 housing and poor people. I have owned 3 grocery stores and 1 location I had a laundromat. I owned the land and buildings. Setting up a laundromat is a very hard job. All machines have to be bolted down so they will not move when washing then spinning dry. You will also need to check on permits and how much the state and or county will charge to give you permission to let the water go into sewer systems. The location I had was on my private septic system and I had to pay the state $3000 per year for the right to let the water go into my private septic system. Sounds crazy but they will check it and don't mind a $10k fine if you don't play by their rules. Also, commercial washers and dryers are very expensive. Check them out. I mean check out commercial washers and dryers....NOT washers and dryers for your home. You better find you a good maintenance man also because theres always problems. Offering the wash and fold service is good and its good to have someone there watching over the place. Theres a lot to think about in setting up a laundromat. Its a good business but a lot to know before you open. Its hell setting one up. Talk to someone that owns one before you give that a shot.
