O/T Selling tips for a home....

Im not sure how to go about this because Im not a realtor. However I still owe a shit load on my home. What are some things to do to help it sell. Im not using a realtor at this time because honestly I would have to take an even more massive loss. Any ideas???? Thanks

1) Make sure everything is repaired and in good shape. You want your house to make a great FIRST impression. You only get one shot at that.
2) Use a neutral, light paint scheme throughout, no weird colors
3) Don't have your house crammed with furniture/stuff. If it is, consider putting some of it in storage. You want your place to looked spacious as possible, but "lived in".
4) Put away personal items like family photos, you want people to imagine that THEY might live there
5) Let the light in, no heavy window treatments, again you want it to look light and spacious
6) Do your research. Price it right!

You may want to consider a "flat fee" listing service. They will usually charge $500 or so to list the property. You will be paying a commission of 3% or so to the agent who brings you a buyer known as the "selling agent". Believe me, being listed will more than quadruple your interest versus FSBO. You can raise the price the 3% and still come out ahead because of the increased views.

Also multiple pictures of your house. The more pictures made in the best light, with the least clutter will sell. The more pictures online = the more interest, period. You really need a "wide angle" lens on your camera. 28mm is ok, 16 mm is better. To use the indoor flash, a tripod will make the pictures a lot less blurry with the longer exposures needed indoors.

Remember that 70 to 80% of all buying decisions are made b4 they ever open the front door. Your house needs to be immaculate from the front. That may mean adding/trimming back shrubs, adding mulch or pine straw, and maybe even installing new sod in the front yard.

For most homes replacing the front door with a nicer one or adding a brass kick plate to the bottom of the the existing door, new sconces or lights on either side of the entry. Cheap low voltage lighting that highlights the front of your house.

Follow Bricks advice and de clutter, and when you think you are done, declutter some more. Even remove furniture pieces. Make the house seem big enough to hold everything and more. Rent a storage unit if you have to. Do not put it in the garage. As a matter of fact declutter the garage too.

New paint is a must if your paint is over 5 to seven years old, inside and out. New carpet as well in the same time frame. People do not "envision" it with the new carpet it needs. They want to see it and smell it. Declutter the kitchen counters most of all. Blenders, gone. Bread maker, gone. Electric can opener, gone. Scale for weighing food, gone.

Each of these things is very important. I have sold over a thousand of my own properties in the last few years and I have learned the hard way many times. These are not options.
