This might be a long shot, but I'm wondering if anyone here might have some insight.

I'm looking at starting a business next year and one option I'm considering is parking/commercial storage. This is something I just started researching, but basically you buy an acre (or more) of land, pave it, fence it, and provide parking for trucking companies.
The space can also be used to store pallets, RVs, boats, busses, whatever.

Supposedly there's pretty solid demand for this type of thing, particularly in growing areas and/or areas close to major interstates
 
Good idea, get good insurance for theft, damages, vandalism etc.

I like it . Very outside the box thinking.
 
Industrial Outdoor Storage is a huge potential income for vacant land. Make sure the zoning is adequate for your area/state.

Generally you run NNN Leases and itโ€™s as much or more monthly income than a small size family home w significantly less expenses.

Yeah zoning is an issue, and some places require you to have containment for run-off in case a truck leaks fuel or other chemicals. Lots of hoops to jump through to get everything set up, but once it's set up it seems like a relatively hands-off business

Absolutely. And if you can buy it already zoned itโ€™s best case scenario. Iโ€™m not sure about different municipalities and getting things re-zoned. Probably difficult in most cases.

Sorry I can't comment on the business but buying up land always seems like a good investment.
